They pull in information and create property listings from a whole lot of different sources, and not all of those sources are verified or can be trusted to give out the correct information.

Sometimes you will find websites that create listings off a feed that actually lists homes that are listed on a delinquent mortgage list. When a property falls behind on mortgage payments, you see, it gets listed as “pre-foreclosure”, which technically does mean it’s available for sale. However, that property may not be available on the market for several months or years, but it’s already listed on a national website. There are also websites that don’t report houses that have been sold or are pending payments.

The best place to find homes for sale in your area will be from the multiple listing service (MLS). Listings from MLS are updated in an instant, and as a testament to its legitimacy, only real estate agents and others in the industry have access to this service. In this case, you should talk to your local real estate agent and ask him or her to provide you a subscription. Your agent can either arrange to have the listings sent to you directly from MLS, or you will be signed up for automatic emails from that agent’s own website.

Either way, you can be sure the information you’ll be getting is more accurate and updated. Bear in mind, though, that listings via an agent’s website will not contain as much information as the listings that are directly from MLS.
